Main Duties
• Undertake RICS Home Survey Level 2 & 3
• Liaising with clients pre and post inspection
• Pre-inspection desktop surveys
• Snagging surveys on new build homes
Other duties associated with the role may be required from time to time.

 

Qualification and Experience
• Minimum of AssocRICS qualified, MRICS or FRICS
• Post-qualification experience is essential
• Proven experience in the role
• Excellent communication skills
• Able to talk through their findings with the clients
• Good IT skills being able to use tablets, laptop and alike
• Full UK driver’s licence
• Residential valuations experience is an advantage, but not essential

RESIDENTIAL RICS HOME SURVEYS LEVEL 2 & 3

We offer level 2 and 3 building surveys for all types of residential properties. We work with you to understand your concerns and tailor our reports to meet your needs.  If you’re not sure what level of survey you need then we would be more than happy to discuss the difference and help you choose…

All our surveys are undertaken by Chartered Surveyors (MRICS). We’ll undertake a thorough inspection regardless of survey choice and we do not undertake several surveys per day, providing you with the highest standards of technical knowledge and a focused approach.

DEFECT INSPECTION AND DRONE SURVEYS

As Chartered Building Surveyors, Cobel Building Surveyors have over 40 years of experience in identifying and specifying remedial works for many common and some not so common building defects. We use drone to inspect high level and difficult areas, avoiding the expense of erecting scaffolding before defect locations are even known.

 

We can provide detailed reports with recommendations or photographic schedules.  We will tailor our service to your needs.

NEW HOME SURVEYS (SNAGGING SURVEY)

We have many years experience in the construction industry Project Managing the construction of new homes and therefore well placed to undertake inspection and provide “Snagging Reports” for your new build home.  This allows you to address outstanding and poor workmanship items with the developer prior to occupation.

COMMERCIAL BUILDING SURVEYS

We undertake pre-acquisition Technical Due Diligent surveys and provide a bespoke report based on your requirements.  We will advise you on other inspections you should consider undertaking and liaise with sub-consultants/contractors so that you have an holistic view of the property, allowing you to make an informed decision.

PROJECT MANAGEMENT & PROFESSIONAL SERVICES

Cobel Surveyors offer bespoke Project Management packages from full management to Basic CDM duties. We also offer: Party Wall Services, Contract Administration, Building Regulation submissions, Planning applications and Feasibility Surveys.

What type of survey should I choose?

We offer both RICS Home Surveys 2 and 3, as well as New Home Surveys. The choice of survey depends on many factors but mainly age, type and condition.

 

We recommend that Level 3 Surveys are undertaken for properties that are older, larger or in poor condition. If the property is listed, unusual, altered or those of non-standard construction.  A level 3 survey will also provide a more detail report and cost guidance for repairs identified.

 

We recommend that Level 2 Surveys are undertaken for properties that are constructed post-war and in reasonable condition.  Only minor alteration have been undertaken.

 

We recommend that a New Home Survey (Snagging Survey) if you are purchasing a new build property.  This will identify outstanding and poor workmanship items, and provide you with a annotated photographic schedule allowing you to present to the developer prior to occupation.
